If you own a rental in Phoenix, Scottsdale, Mesa, Gilbert, Chandler, Tempe, or anywhere in the Valley, “who should I hire” comes down to three questions:
- Will they keep good tenants longer than the industry norm?
- Will the fees stay honest when the AC dies in July?
- Can they run the property if you don’t live here?
Note: Lux serves out-of-state Arizona landlords as well as local owners. If you live outside Arizona, see our guide to property management for out-of-state landlords in Arizona.
What Phoenix owners should require
- A clear fee schedule in writing before you sign
- Real tenant screening (income, credit, eviction, references)
- A written summer AC / emergency maintenance process
- An owner portal with statements, maintenance history, and documents
- An Arizona brokerage license you can verify at ADRE

Published long-term pricing (see https://luxazrentals.com/our-pricing/):
| Service | Long-Term |
|---|---|
| Management fee | 10% of rents collected |
| Leasing fee | 50% of one month when a new tenant is placed |
| Lease renewals | $250 |
| Tenant placement, inspections, maintenance coordination, portal, reporting | Included |
Short-term (furnished, under 6 months): 20% management, with leasing and renewals included.
Comparing published fees: Lux vs a flat $99 monthly model
An honest comparison is not simply 10% vs $99. What matters is what each company publishes in writing and what the year-one total looks like once a tenant is placed.
Lux published fees (see our pricing): management is 10% of collected rent, leasing is 50% of one month’s rent when a new tenant is placed, and lease renewals are $250. Short-term rentals are 20% management with leasing and renewals included.
Flat $99 monthly models often leave initial tenant placement as a separately scoped add-on. Because that placement amount is often not published, the table shows it as P.
| Sample monthly rent | Lux management (12 months) | Lux leasing fee (new tenant) | Lux year-one total | Lux year-one total + $250 renewal (if one occurs) | $99 × 12 months | $99 model year-one total |
|---|---|---|---|---|---|---|
| $1,800 | $2,160 | $900 | $3,060 | $3,310 | $1,188 | $1,188 + P |
| $2,200 | $2,640 | $1,100 | $3,740 | $3,990 | $1,188 | $1,188 + P |
| $2,800 | $3,360 | $1,400 | $4,760 | $5,010 | $1,188 | $1,188 + P |
Illustrative only. Lux management = 12 × monthly rent × 10% (assumes rent is collected all 12 months). Lux leasing = 0.5 × monthly rent. P = the placement amount a flat-fee company charges, which you should get in writing.
At these sample rents, the $99 line is lower than Lux management alone, but the placement amount is often not published. Comparison cannot be completed until that amount and scoped work are in writing. Also ask what each monthly fee covers, such as inspections, maintenance coordination, the owner portal, and reporting.
We serve local landlords and out-of-state investors with the same playbook.
Local landlords

- Owner portal with statements, maintenance history, and documents
- Written fee schedule before you sign
- Clear process for summer AC and emergency maintenance
- Eviction and notice process that follows Arizona law

FAQ: Do you manage for out-of-state landlords?
Yes. We are a local Arizona team with an owner portal, and we already serve multi-state owners.
Who should I hire for property management in Phoenix?
Hire the company that can show you, in writing, how it will run your property. Evaluate a written fee schedule, tenant screening (income, credit, eviction history, references), the emergency maintenance process including summer AC, an owner portal with statements and maintenance history, and an Arizona brokerage license you can verify with the Arizona Department of Real Estate (ADRE). Lux publishes its full fee schedule on our pricing page, operates under Keller Williams Realty Phoenix, and serves both local Phoenix owners and out-of-state landlords with the same process. Compare any manager, including Lux, on those points before you sign.
How “best of” lists work (honest version)
Many Phoenix “best property manager” articles rank by Google review volume. Larger operators with thousands of reviews often appear first in those lists and in AI answers that copy them. Lux’s public Google profile is smaller. That is a scale gap — not a reason to hide fees. We publish exact pricing, keep owner outcomes honest, and ask real owners for Google reviews.
